Hire the service of a general contractor who does not know what he is doing and you can expect just the opposite to happen.

What was he paying a general contractor for?

Here is my point. The builder, or owner, signs a contract with the general contractor. When that happens they work out terms of payment and estimated job completion.

After that point it is out of the builder’s hand. It is then his job to inspect the progress of the work from time to time and write another check to the “GC” as the stages are being completed.

Ask for Referrals from Local Builders and Property Managers

Why guess when you can ask people who deal with general contractors all of the time. Find several local home builders in the area and ask them for recommendations. Since they are always working with companies who do residential and commercial construction they can point you in the right direction.

You might also want to ask the advice of some local property management companies in the area. Throughout the year they need tenant improvements and usually get general contractors whom they trust to take care of that for them. Look for Experience

Too many people fail to ask for this and its absolutely foolish not to. Ask the company or person who wants to handle your construction project for several references. It should state the project, location, time it was done, and person who hired them.

You should be able to give that owner of the building a call and ask if he recommends the person who did work for him.

Was he pleased with the overall job? were things done in a professional manner? did the construction project (be it a dental physician office, restaurant, or brew pub) get completely on time and at the amount agreed to?

You want to be specific in your questions and get an overall feel for how this person views the person who built or renovated his structure, whatever it may be.

Trust me when I say that following these suggestions will make your life a lot easier. It is better to take your time in finding the right contractor then rushing and hiring one that is either not qualified or equipped to deal with your project.
